RESERVATIONS & ADDITIONAL INFORMATION

- A two-night minimum is required for all stays.
- A three-night minimum is required for holiday weekends (Memorial Day-Independence Day-Labor Day)
- A 50% deposit is required at time of booking with balance due upon arrival.
- All rates are subject to 15% CT Occupancy Tax.
- All rates and policies are subject to change without notice.
- Due to unforeseen circumstances,cottage assignment is subject to change without notice.
- Due to our small scale and short season, we do not offer discounted group rates.
- NO Pets. NO Smoking. NO Bonfires. NO Charcoal Grills. NO Open Flames of any kind.
- Lost Key Fee : $65

CANCELLATIONS | Guests may cancel or change their reservation for a $50 processing fee per transaction up until 2 weeks (14 days) prior to arrival. Although we sympathize with travel mix-ups, uncooperative weather, and family emergencies, a refund of your deposit will not be issued without 2 weeks (14 days) notice. We regret that refunds are not issued for early departures, late arrivals, or no-shows. Cancellations made within 72-hours prior to arrival are considered a no-show and the guest will be responsible for the balance in full. Cancellations or changes will only be accepted and confirmed by phone.​

HOUSEKEEPING | Light Housekeeping in the form of towel exchange and trash removal will be provided daily or upon guest request. Guests are asked to keep their cottages neat and tidy throughout their stay. Please kindly leave your room as you found it. No trash or personal items should be left outside during or after your stay. As part of our commitment to a clean environment, guests can help us conserve energy by reusing towels and keeping air conditioning units on energy-saving mode. Guests will be charged a $250 cleaning fee and will be charged for lost business if we are unable to accommodate future guests due to smoking or damages incurred by any guest. Please treat our property with respect.

VISITORS | To respect the needs and safety of all our guests, Beech Tree Cottages grounds are for the use of our guests only. If you plan to invite or entertain visitors, they must sign-in at the office. Large gatherings of outside visitors are not permitted.

ROOM BLOCKS | Bookings of 3 or more cottages will be considered at Room Block and should be reserved by phone or in-person. To hold cottages for your group, a 50% deposit is required at the time of booking along with a $150 non-refundable administration service fee. If you plan on assigning cottages to specific guests, please provide the office with a list of guest names and cottage assignments at least 12 weeks (84 days) prior to arrival. Guests within your group should call the office to secure and confirm their individual reservations with their contact details and credit card information. All reservations should be confirmed at least 6 weeks (42 days) prior to arrival, at which time your hold will be released without penalty. If you wish to keep the hold, any changes or cancellations made after that point will be subject to a cancellation/change fee of $50 per cottage or per change and you will be responsible for any empty cottages, late arrivals, or early departures. Upon arrival and receipt of full payment from your guests, your deposit will be refunded to you less the $150 administration service fee. If you do not wish to make a formal room block with a deposit then we are unable to guarantee availability for your guests; however, you are welcome to share our website or phone number so your guests can make their own reservations. ​

EVENTS | Any client hosting a large private event or wedding at our venue will be required to secure a room block for all cottages for a minimum of two nights. Upon booking the event date, a credit card will be required to keep on file to secure the hold. If you plan on assigning cottages to specific guests, please provide the office with a list of guest names and cottage assignments at least 12 weeks (84 days) prior to arrival. Guests within your group should call the office to secure and confirm their individual reservations with their contact details and credit card information at least 6 weeks (42 days) prior to arrival. Remaining balances will be due upon check-in. The client will be responsible for any empty cottages, late arrivals, or early departures. BICYCLES & GEAR | Beech Tree Cottages provides complimentary adult beach cruiser bicycles to guests at no charge on a first-come-first serve-basis. Bicycles are available for guests' use at the user’s own risk and responsibility. We encourage the use of helmets provided. Beech Tree Cottages is not responsible for any misuse, injury, or damages. Complimentary beach towels are also provided on a first-come-first-serve basis. Guests are always welcome to bring their own bicycles, kayaks, wagons, beach chairs, umbrellas, and other beach accessories with them to best enjoy the area. ​​​​

TOWN BEACHES | Beech Tree Cottages offers guests discounted day passes for entry into Madison’s three town beaches (Surf Club, East Wharf, and West Wharf) from Memorial Day through Labor Day. Passes are available at the office for $10 each (cash only, please). Visit the town’s website for additional information.

STATE BEACH | Hammonasset Beach State Park offers free entry for CT residents or those entering on foot or by bicycle. An entry fee is charged per out-of-state vehicle. Rates vary per season and per day. Please check the state's website for current pricing. ​​​​
